Sacramento County Housing Market Trends Feb 2022

February 2022 is a Seller's market! The number of for-sale listings was up 17% from one year earlier and up 7.7% from the previous month. The number of sold listings decreased 2.2% year over year and increased 1% month over month. The number of under-contract listings was up 22.6% compared to the previous month and up 16.4% compared to the previous year. The Months of Inventory based on Closed Sales is 0.7, up 17.3% from the previous year.


Homes For Sale in Feb 2022

Versus last year, the total number of properties available this month is higher by 99 units of 17%. This year's bigger inventory means that buyers who waited to buy may have a bigger selection to choose from. The number of current inventory is up 7.7% compared to the previous month.


A comparatively lower Month of Inventory is more beneficial for sellers while a higher month of inventory is better for buyers.


Buyer’s market: more than 6 months of inventory

Seller’s market: less than 3 months of inventory

Neutral market: 3 – 6 months of inventory

Homes Closed in Feb 2022

The February 2022 Months of Inventory based on Closed Sales of 0.7 was increased by 17.3% compared to last year and up 15.4% compared to last month. February 2022 is Seller's market. February 2022 is a Seller's Market.


Homes Placed Under Contract in Feb 2022

There was an increase of 22.6% in the pended properties in February, with 1247 properties versus 1017 last month. This month's pended property sales were 16.4% higher than at this time last year. February 2022 is a Sellers Market.


The Average Days on Market showed a neutral trend for February 2022



The Average For Sale Price is Neutral

The Average For Sale Price in February was $725,000, down 4.1% from $756,000 in February of 2021 and up 0.1% from $724,000 last month.

The Average Sold Price is Appreciating

The Average Sold Price in February was $595,000, up 17.6% from $506,000 in February of 2021 and up 3.3% from $576,000 last month.

The Median Sold Price is Appreciating

The Median Sold Price in February was $542,000, up 17.1% from $463,000 in February of 2021 and up 3.8% from $522,000 last month.
