Sacramento County Housing Market Trends January 2023


January 2023 was a Seller's market! The number of for-sale listings was up 19.2% from one year earlier and down 20.7% from the previous month. The number of sold listings decreased 46.4% year over year and decreased 32.4% month over month. The number of under-contract listings was up 23% compared to the previous month and down 30.4% compared to the previous year. The Months of Inventory based on Closed Sales was 2.1, up 129.8% from the previous year.


Homes For Sale in January 2023

The total number of properties available this month is higher by 180 units of 19.2%. This year's bigger inventory means that buyers who waited to buy may have a bigger selection to choose from. The number of current inventory is down 20.7% compared to the previous month.



A comparatively lower Month of Inventory is more beneficial for sellers while a higher month of inventory is better for buyers.


Buyer’s market: more than 6 months of inventory

Seller’s market: less than 3 months of inventory

Neutral market: 3 – 6 months of inventory

Homes Closed in Jan 2023

The January 2023 Months of Inventory based on Closed Sales of 2.1 was increased by 129.8% compared to last year and up 17.1% compared to last month. January 2023 is a Seller's market.


Homes Placed under Contract in Jan 2023

The January 2023 Months of Inventory based on Pended Sales of 1.5 was increased by 67.2% compared to last year and down 38% compared to last month. January 2023 is Seller's market.


The Days on Market Shows Upward Trend for January 2023

The Average For Sale Price is Appreciating

The Average For Sale Price in January was $676,000, down 1.2% from $684,000 in January of 2022 and up 1.3% from $667,000 last month.


The Average Sold Price is Neutral

The Average Sold Price in January was $538,000, down 6.4% from $575,000 in January of 2022 and up 1.3% from $531,000 last month.


The Median Sold Price is Neutral

The Median Sold Price in January was $499,000, down 4.4% from $522,000 in January of 2022 and up 2.9% from $485,000 last month.
